Employment: The primary applicant and any occupant who is not a spouse or dependent should meet one of the qualifying employment categories:
- Employee: An employee working an average of at least 30 hrs/week in the Town of The Blue Mountains
- Self-employed: A self-employed person operating a business except a home occupation in the Town of The Blue Mountains, and whose presence at the place of business is necessary for the day-to-day operations.
- Retiree: A retiree who worked an average of at least 30 hrs/week for at least 3 of the last 5 years as an employee in the Town of the Blue Mountains.
Income: Gross household income should be between $40,000 and $100,000. Gross household income includes income before taxes from all sources for each household member 18 years of age or older.
Assets: Net household assets should not exceed $100,000.
Occupancy: Except for spouses/partners, each adult is to have their own bedroom. No more than 2 persons per bedroom. A 3-bedroom property requires a minimum of 3 occupants.
Legal Status: Occupants must have legal status in Canada as a Citizen, Permanent Resident, or Protected Person, or have a work visa.
Tenant Suitability: Acceptable rental and credit history.

The tenant must agree to enter into an Attainable Rental Housing Program Agreement and a Residential Tenancy Agreement with The Blue Mountains Attainable Housing Corporation.
The Program Agreement outlines the terms and conditions of the program specific to the Napier Street property. Program participants will continue to pay an Attainable Rent for as long as they qualify under the eligibility criteria. Eligibility will be reviewed annually and at any time a new adult occupant joins the household.
The Tenancy Agreement is the Standard Form of Lease as required by the Residential Tenancies Act, 2006. The rent in the Tenancy Agreement will be the Market Rent. Should a participant no longer qualify for the Attainable Rent under the Program Agreement, they may remain as a tenant but will be responsible for paying the Market Rent as set out in the Tenancy Agreement.
Napier Street is a cozy 3-bedroom house located close to the school, library, community centre and shops of Thornbury. The monthly Attainable Rent is $1,475 plus utilities.

To apply, complete and submit your Eligibility Questionnaire through the secure SHARE FILE service. The information will be used by The Blue Mountains Attainable Housing Corporation to screen applicants for eligibility. If you are unsure if you meet the requirements, please complete the questionnaire to the best of your ability and include any questions and comments.
Applicants who meet screening requirements will be referred to the property management company for a viewing. If you are interested in continuing with your application after a viewing, you will be required to submit supporting documents as proof of eligibility to our office as well as a rental application to the property management company who will check your references.
